This is one of the most common questions I hear – and the good news is that you almost certainly don’t need 20% down. While putting 20% down eliminates the need for Private Mortgage Insurance (PMI), many buyers in California purchase with as little as 3% to 5% down through FHA loans, conventional loans, or specialized first-time buyer programs. California also offers down payment assistance programs through CalHFA that can help qualifying buyers cover their down payment and closing costs. The minimum credit score requirements vary by loan type. For an FHA loan, the minimum is typically 580 (with 3.5% down) or 500 (with 10% down). For conventional loans, most lenders prefer a score of 620 or higher. VA loans may be available to qualifying veterans with scores as low as 580. That said, a higher credit score generally means better interest rates and lower monthly payments. Technically, no – California law does not require you to use a real estate agent. However, using a buyer’s agent costs you nothing (the seller typically pays both agents’ commissions) while providing you with expert representation, access to MLS listings, professional negotiation, and guidance through the complex legal and financial steps of a real estate transaction. Attempting to navigate a California real estate purchase without representation – especially as a first-time buyer – puts you at a significant disadvantage in negotiations and due diligence.
